What exactly does a technical property survey include?

A technical survey includes an on-site visit with laser measurement equipment, drafting of floor plans showing all spaces with real dimensions, calculation of total covered surface area and semi-covered surface area (galleries, terraces, covered patios), and delivery of the documentation in digital format (PDF and/or DWG) and printed copy.

My property was built without any plans. Can you still document it?

Yes, this is one of the most common situations we work with. When a property was constructed without formal plans — which is frequent in Paraguay — we measure the existing structure directly and create the floor plan from scratch based on what is physically present. No original plans are needed.

How long does the process take from site visit to delivery?

The timeline depends on the size and complexity of the property. For a standard residential property, the site visit typically takes a few hours, and the complete documentation is usually ready within a few business days. We confirm the specific timeline during the initial consultation.

What is the difference between covered and semi-covered surface area?

Covered surface area refers to fully enclosed spaces with walls and a roof — bedrooms, living areas, kitchens, bathrooms, and similar rooms. Semi-covered surface area refers to spaces that have a roof but are open on at least one side — covered terraces, galleries, porches, and carports. This distinction is important for property valuations and title registrations in Paraguay.

Can this documentation be used by a notary for a title transfer?

Our technical documentation is prepared to provide the verified measurements that notaries and legal professionals need when processing property title transfers, estate settlements, and registrations. We recommend consulting with your notary about the specific requirements for your transaction, as each case may have particular documentation needs.

Do you work only in Asunción or also in other areas of Paraguay?
